How do I edit my webpage advertisement?
Proceed to the Vendor site, access the edit section, log in with your reference number and password details. Once you have carried out the relevant changes, an automatic email will be sent to Oz Homes 4 You™ Pty Ltd. Our operators will access your webpage, confirm the changes with you ensuring continual professionalism and integrity of our website.
How many photographs can I put on the webpage?
You can upload up to six (6) photographs. 1 main photograph, usually the main aspect of your property and up to five (5) others showing areas of interest. Remember that your prospective purchaser will be perusing your webpage and are able to go on a tour of your property

How do I put photographs on the webpage?

What is the size of the photographs I
need to upload?
The preferred photograph size is 600 pixels wide. Any photographs larger than this will automatically be resized. Please note photograph quality may be affected for photographs larger than 600 pixels wide when resized online.
How do I resize my photographs?
Photographs can be resized on your computer prior to uploading. You can use software supplied with your scanner, digital camera to resize your photos. This is the best option and will ensure prospective purchasers get the best quality view of your photographs. The preferred file format is JPG so please ensure you save your photographs with the file extension .JPG. For more information please refer to help section or user manual for your software.
How quick can my property be seen on the
website?
The moment your payment is received for the option chosen your property listing is viewable on the Oz Homes 4 You™ Pty Ltd website.
Where do I put up the Directional Signage?
These are usually seen placed on corners of streets. Please note that Oz Homes 4 You™ Pty Ltd take no responsibility for the placement of your signage and subsequent actions, injuries etc, relating to the placement of the signs. See Customised Signage
I want to pay by cheque or money order. What happens?
Upon completion of entering your personal and property details, the payment section will ask you your method of payment. If payment is made by credit card on-line then your webpage becomes active after confirmation. Paying by cheque or money order will still give you a reference number however the webpage remains inactive until the cheque or money order is received by us. Your webpage will then be activated. Delivery of your cheque / money order to us obviously depends on the postal service of your location.
I don't have a scanner to scan my photographs. What do
I do?
All information can be entered into the computer, payment
made, reference number given and you can forward the relevant
photographs to us for uploading. There is a fee for this manual
service . Please remember to place your reference number,
name and property address on the back of each photograph.
Please include a stamped self-addressed envelope and all photos
will be returned to you at our earliest convenience.
I think I have a buyer. What do I do?
If you have negotiated a sale price that you are happy with, complete the purchasers information form within your Option Pack, collect a deposit and forward to your Solicitor / Conveyancer for their attention. Please be guided by them. Please note that your property does not become sold until after an unconditional exchange of contract with your purchaser

When can I place the SOLD stickers on
our Private For Sale Signs?
Definitely after an unconditional exchange of contract with your purchaser.
Please be guided by your Solicitor / Conveyancer. Please also access the sold section of the Vendor Login area of the website and update your property details to sold. Please Note: Be sure you have an unconditional contract exchanged with your purchaser prior to activating the sold button as sold cannot be removed from your property listing when activated. Your property will then remain on the website as a Sold property and only visible to others who specifically wish to seach sold houses. Should you require your property to be removed from searches, please contact our National Hotline on 1300 30 34 92.
I can't complete my registration. What am I doing wrong?
The Sign-up section for the Vendor will not allow you to progress unless you have entered the relevant data required. This is noted by an * and the computer will advise you of the required fields you have omitted. Our National Hotline 1300 30 34 92 can be called for any further help relating ONLY to entering data and photographs.
How secure is the website when we put
our Credit Card details in?
We have engaged the best in Australia to monitor and secure our website. This is with Verisign (PayPal) Australia . Your credit card details are not known by Oz Homes 4 You™ Pty Ltd and the transaction is direct to Verisign (PayPal) Australia . For those who do not wish to use credit card over the website, then the manual merchant procedure is held by us or post your cheque or money order for the activation of your webpage.
What happens if the purchaser interested
in our property does not have a computer?
They can access your preferred telephone contact on your Customised For Sale Signs and call you direct. You can send to them one of your brochures supplied in your Gold or Platinum Option Pack. Under no circumstances will Oz Homes 4 You™ liaise with your prospective purchaser and forward information onto them. All contact with the purchaser is made direct with you.
Who is the cheque made out to for the
deposit?
It is recommended that the cheque / money order or deposit bond be made out to your Solicitor / Conveyancer, to be banked into their trust account and held in trust for the benefit of both parties. Please be guided by your Solicitor / Conveyancer.
Do I need a Solicitor / Conveyancer?
This is a personal choice - however it is recommended you engage one. We recommend that you investigate your legal responsibilities before selling your home. Contact Oz Legals 4 You for all your conveyancing needs.
Is Oz Homes 4 You™ Pty Ltd a Real Estate Office?
No, and we have no association with Real Estate Agents. We have worked closely with The Department of Fair Trading and have complied not to be in breach the Property Act. We offer Marketing / Advertising Private Sale Packs in conjunction with Local, National and International website exposure.
What other costs are there that you haven't told me about?
None. There are several options available. Additional charges will only be for uploading photographs if required, extra signage if lost or damaged, additional brochures and for those who do not have computer access to enter / edit their property details

What about advertising in our Local Newspaper?
Yes ! Because we are a National Company it is impossible to access all local newspapers and their current fees. It is certainly advisable to place an advertisement in your local newspaper noting the direction to your webpage www.ozhomes4you.com.au your Property Ref Code eg NSW11180, a brief description of your property, price and preferred telephone contact. The prospective purchaser will be able to access far more information about your property from your webpage than what you will ever be able to afford in the newspaper. Keep it brief.
How do I use the Quick Search?
Place the reference number in the quick search and it will provide you with the particulars of the property that you have viewed.
How do I use the Advanced Search?
Access this section, enter all details of your preference relating to a property that you require and the computer databases will find the property that has those relevant features placed in your search.
What details of mine are going to be accessed by The Purchaser?
Only those details relevant. Your reference number, preferred contact name and telephone number, photographs of the property, a brief description of your property and the relevant Council details. No data is sold or passed onto any third party, unless a referral to a Solicitor / Conveyancer or Financial Advisor is requested.
What happens if I get an offer and it is not my asking
price?
Obviously your choice to have a Private Sale means that you intend to "KEEP THE COMMISSION IN YOUR POCKETS", and means that you must be prepared to negotiate with your purchaser. Negotiations should be dealt with calmly and with a great deal of thought for the offer received. You may care to mention, depending on the time your property has been advertised, of your lowest price intended. Most will either match this or retreat knowing they cannot afford your property. If your property is fresh to the Market place be firm on your price, however be realistic noting what if I don't sell at this price today? How long will it be on the market to achieve a little more? What are my priorities? Do I need to make a quick decision so I can move on? Am I asking too much? Compromise, have a sale price in mind that is less than your asking price. You will soon know this by how long your property remains listed, how the property is presented and the comments of your purchasers.

If a Real Estate Agent tries to contact me from my sign
or from the webpage, what do I do?
Remember you have chosen to sell your home privately and an agent will always try to convince you that they have the right buyer for you. They will always try to contact you, ask you how things are going, mention their purchaser who would really love to look at your property and generally try and generate a conversation. Yes it remains confidential. This is used solely by Oz Homes 4 You™ Pty Ltd for contact with you relating to website marketing, editing and/or updating or referring to Oz Legals 4 You or Oz Finance 4 You at your request.
When do I get my reference number?
After successful input of information on the website, you will be given a reference number. Whether your property goes live immediately or not depends upon confirmation of payment for the Options, or your choice to pay manually by cheque or money order.
How do I order more signs?
All our signage is new for all clients, therefore second hand signage is not an option. Further Signage is available if lost or damaged, by ordering online or by manual order form supplied in the Gold or Platinum Options. You can order on-line or manually by phoning our National Hotline on 1300 30 34 92.
What happens if my Oz Homes 4 You™
Private Sale Package arrives damaged?
Do not accept the package and insist on this being returned UNOPENED to Oz Homes 4 You™ Pty Ltd intact. On return receipt of the damage goods, a replacement will be sent as soon as possible. No responsibility is taken for the pack once you have signed for possession of the pack. No refund is available if the pack has been opened.
Can a Purchaser or any Third Party change my webpage?
No, you are given a reference number and have to confirm your access by placing a password into the site. You alone have access to your webpage (apart from Oz Homes 4 You™ Pty Ltd) so please keep your password to yourself and not disclose this to any third party. Please note that at any time your site is edited or updated we are notified by automatic email and a courtesy call will be placed to you confirming the changes.
How do I edit or update my webpage if
I do not have a computer?
You can complete one of the edit / update pages in your Gold or Platinum Option and forward to us See Contact Us or you can telephone us on our National Hotline on 1300 30 34 92. There is a small fee for this manual service.
What do I have to do before my property settles?
Firstly please liaise with your Solicitor / Conveyancer to confirm the correct date for settlement. Ensure all conditions mentioned within your contract are met and you have organised for the vacating and cleaning of the property to present to your purchaser prior to settlement. It is usually required by the purchaser to have an inspection of the property on the morning of or day prior to settlement so plan your vacating well in advance to accommodate this final inspection. If you have unresolved issues at the property then settlement may be delayed. Please be guided by your Solicitor / Conveyancer and follow their directions carefully ensuring a trouble free settlement.
I can't remember my password?
When you initially register with Oz Homes 4 You™ Pty Ltd you are given a reference number. You are also asked for a particular name that is personal to you for confidentiality. If you forget your password you can email or telephone our National Hotline on 1300 30 34 92 and you will be asked confidential questions relating to the initial sign up process of your web page. A courtesy telephone call or email will be placed to you to confirm and your password given to you.
What if I have multiple properties?
You can login in with the same Vendor details but you must register each property separately as each property receives its own individual customised signage.
What happens if my credit card is declined?
If your credit card is declined you will be prompted on the screen to re enter your details. If you believe your details are correct you can try again. If it doesn’t work again please return back to your Vendor Home page and click to pay your Options again and select the Pay offline option with cheque / money order or credit card.
What happens if I already have my property
listed with a Real Estate Agent?
You are not eligible to register with Oz Homes 4 You™ Pty Ltd until after your agreement with the agent has expired and your Real Estate sign is removed.
How do I order a Virtual Tour?
Within the Vendor Sign Up page you need to tick the box requesting a Virtual Tour for your property. Oz Homes 4 You™ will then order this on your behalf and a representative from Internet Pictures will contact you direct to arrange an appointment with you. You may also arrange this after your sign up process and this is found in the Vendor Administration section.
